When you choose a design build contract you have chosen to have the responsibility for negotiation with the insurance company for scope of work, design management, general Contracting as well as construction manager responsibilities fall under our job description.

A design-build contract offers you a higher quality finished product because it allows us to choose subcontractors based on previous performance and the ability to be part of the bigger team and to get the job done vs. the lowest price subcontractors.

Low price is rarely low cost. More likely it was a mistake that will need to be made up for. You don't have that friction with a negotiated contract. We negotiate with the insurance company on your behalf and agree to remediate the scope of work for the insurance companies' value of work.

The price to the homeowner should never change from the deductible amount unless the homeowner chooses to add additional scope of work from insurance scope of work. This is an opportune time to remodel if you were thinking about replacing some siding before you got your new paint from the insurance company etc.

The major difference between competitive bid vs. design-build relationship is that we, the "General contractor", act as a "construction manager role" in a design-build relationship which means "General Contractor at risk" for schedule, scope and budget vs. the owner being responsible ("owner at risk") to keep the project on track and on budget in a competitive bid scenario. This means that the price negotiating is between us and the insurance company not the Homeowner/Contractor and Homeowner/Insurance. We act as your voice and advocate in negotiating a complete remediation.

The insurance restoration process is most successful when contracts are signed obligating the contractor to the homeowner as the insurance company is obligated to homeowner. This tool allows you to guarantee your out of pocket expense, if any, for the project and leaves the responsibility of negotiating scope and pricing with the insurance carrier up to the General Contractor.
