We offer design-build services acting as your construction manager as well as your general contractor. We take responsibility of managing the schedule, scope, price, contracts, design management, design services, demolition, reclamation and all construction divisions of work through final inspection from the building department.

Although negotiated work isn't as common in residential construction as it is in commercial construction, it is however just as effective as in $100M projects. The order and paperwork that insurance companies expect is very similar to commercial pricing.

Our process allows us to excel at larger projects including building new homes, remodeling old homes, structural changes, façade changes including roofing, windows, siding, masonry, deck, driveway, kitchen remodel.

Who you choose to contract for building services, the following roles will affect which Architects Institute America (AIA) contract you choose to use. (Architects Institute America is the commonly accepted contract in the construction industry because it spells out so well the contractual obligations draw process, etc for all parties in an easy to understand format) It can be set up many different ways to have the contractual roles filled by different parties.

We recommend a much simpler contract for projects less than $60,000, because you don't need to establish a draw process as it is a short duration of work, and you rarely have a design to define the pricing by, so it is much more burdensome than needed. Our simpler contract is a three draw system where the draws are an incremental percentage wise with work in place.

On projects anticipated to be larger than $60k you have the option to contract us as your construction manager and your general contractor allowing you to take a back seat on the design and construction coordination process also referred to as pre-construction.
